Rovinj is a beautiful medieval town with a rich cultural heritage. The project site looks across to St Euphemia, enjoying the views of the Adriatic, Katerina island and the nearby marina. The new proposal reuses an established listed building which has been a successful tobacco factory for over a hundred years.
The aim is to maintain the existing fabric and to complement it by defining a new street scene, promenade and public square. The masterplan will link the historic town to the district of Mulini. It will accommodate a 5 star luxury hotel with 211 guest suites and 20 serviced apartments, retail units, an art gallery, restaurants and a new office building.
The project focuses on four main courtyards formed by the existing buildings and the new proposed insertions. The retail units, cafes and restaurants will occupy the street level to animate the public areas and to improve social interaction. A courtyard at the back provides a sheltered and shaded access for the hotel. A lively pool courtyard enjoys the main views of Rovinj bay, while an enclosed formal courtyard provides the banquet hall with quiet and contemplative space. The design incorporates a light and modern structure at the end of a new pier, which extends the hotel into the Mediterranean Sea to become a powerful focal point. This new 5 star hotel will savour the life of the town and the coastline in a secure, safe and exclusive environment.
